FHA 203K Standard Rehabilitation loan-allowable items

- Structural alterations and additions
- Garage
- Attached unit (new)
- Remodeled kitchen and baths
- Changes to eliminate obsolescence and reduce maintenance
- Modernize plumbing, heating, AC and electrical systems
- Install or repair well or septic systems
- Roofing, gutters, downspouts
- Flooring, tiling and carpeting (to be included in the 1st $5,000, the condition must create a health and/or safety problem OR not meet HUD’s minimum appraisal standards
- Energy conservation improvements
- Major landscaping
- Improvements for accessibility
- New free standing appliances
- Interior and exterior
- Flooring
- Swimming Pool repairs (cannot exceed $1,500)
- Other improvements that are a PERMANENT part of the property
*Luxury items are never permitted to be included in 203k financing.
One more caveat -
The standard 203K requires that a HUD Consultant (selected from HUD’s approved consultant list) to be retained by you.
The consultant will meet with you at the property to discuss the anticipated improvements being made to the home. They will inspect the property for any health and safety issues required to be included in the rehab and will then provide you with a “Work Write-up” for the project based on the work you would like to have done.
The HUD consultant is someone that is knowledgeable about construction and/ or rehab and who knows the 203(k) program.
