VA LOANS – STILL THE WAY TO GO
So we had a housing bubble. We had a mortgage meltdown as it were. But people are still buying houses, the sky is not falling. Because of the crisis however loan programs have dried up and it makes it harder to buy than before. The one constant through this whole mess is VA loans. They were before and still are the best way to buy a home. 100% financing, very competitive rates and no mortgage insurance.
Congress and people who know nothing about mortgages tried to say that we needed to get rid of 100% financing and low down programs because those lead to foreclosures. So in Conventional circles those loans are gone. However VA loans are still going strong. In fact VA loans have the lowest foreclosure rate and perform better than all other loans. Even with no “skin in the game” VA outperforms other mortgage products. Why is that? I am not exactly sure.
All I can say is if you are eligible for a VA loan you need to buy while you still can. All the other loan programs with 100% financing have gone away. One could argue that VA would be next in line. I hope VA never stops doing what they do, they help thousands of veterans a year realize the dream of homeownership. If VA stops doing 100% financing it could start a domino effect that will make this last housing crash look a fender bender.
