In the State of OH, which is a judicial state, you can request for a court to appoint a mediator from the OH Supreme Court. They have at least one mediator for each county. While they cannot force a lender to co-operate or take their suggestions, it does carry some weight. I just thought I would share that with you so you can check with your state and see if that is available to you. When the borrower files an answer to the complaint they can request mediation. Since the mediator for each county is listed, you can call them in advance and they will tell you what form you need to respond with. I thought it was pretty cool. While I have yet to do video blogging, I have some pretty good information on my blog if you would like to check it out and offer any suggestions, I would appreciate it.

On Thursday I will be attending a joint Citigroup/ Keller Williams short sale program. I’m looking forward to getting into the details of working with short sale clients. In the past, I have had buyer clients who purchased short sale properties.
In fact I wrote on a short sale property today, and one of my clients is reducing his price into the short sale price range, so this could not come at a better time.

I am curious, is there a resource out there that helps agents to better facilitate a client/short sale with the sellers bank? I am fairly new to listing short sale properties and would like to have a deeper understanding of the process and how I can better serve my clients. All thoughts, links, etc… are welcome!
Get permission signed by seller to talk to the lender on their behalf, then call the lender loss mitigation department and request short sale package and go from there. Long grinding process and learn as you go. Some banks are on the equator on line system. There are companies who will serve as middle man for a fee but that just throws another contact in the middle. Just talk to lenders mitigation department. Most are quite helpful although slow as to our standards.
There is a CDPE (Certified Distressed Property Expert) certification you can obtain that will help you
with the nuts and bolts of the transaction. I haven’t pursued the designation because I came from a
mortgage servicing background and already had an intimate knowledge of how things work in mortgage servicing.
